Construction has commenced on The Residences Palm Court, a significant mixed-income residential project located at 950 NW 95th Street in the West Little River neighborhood of North Miami-Dade. The development, which will consist of 316 units, is spearheaded by Related Urban Development Group, the affordable housing division of Related Group, in collaboration with Miami-Dade County.
This initiative is partially supported by $3.5 million in funding from the Home Investment Partnerships Program, aimed at promoting affordable housing. The Residences Palm Court will replace 191 existing public housing units with new mixed-income and mixed-use apartments in an eight-story structure. This redevelopment represents a public-private partnership with Miami-Dade County Public Housing, designed to enhance site density while improving the quality of life for current residents.
Commitment to the Community
One of the key features of this project is the assurance that there will be zero displacement for current senior residents. Of the new units, 191 will be specifically designated for elderly households. All existing residents will have the opportunity to transition into the new development, maintaining community ties.

The project will also house a new 5,000-square-foot Jessie Trice Community Health Clinic, operated by the Jessie Trice Community Health System. Founded in 1967, this health center is recognized as the first federally qualified health center in Florida and the fifth in the United States. The on-site clinic will provide residents and the wider community with essential access to physical and mental healthcare services.

Residents of The Residences Palm Court can expect modern living conditions, featuring full-size energy-efficient appliances, granite countertops, impact windows, central air conditioning, and luxury vinyl flooring. Select apartments will also include in-unit washers and dryers, enhancing convenience for residents.
The development will offer various shared amenities, including a fitness center, co-working spaces, a multipurpose room, a computer lounge, walking paths, bike storage, a dog park, a community garden, a game room, and on-floor laundry facilities. This comprehensive approach not only focuses on housing but also on creating a vibrant community environment.
Completion of The Residences Palm Court is anticipated by the end of 2027, marking a significant advancement in North Miami-Dade’s housing landscape. This project highlights the commitment to providing affordable housing solutions while fostering community health and well-being.
